A transit-oriented rental development has broken ground in Toronto’s Mimico-Queensway neighborhood. It plans to bring 271 new homes to a site less than 250 m (820 ft) from Mimico GO Station. The 10-storey Mimico Commons will also include 464 m² (5,000 sf) of ground-floor retail.

Located at 351-365 Royal York Road, the mixed-use project offers direct access to the Lakeshore West GO line. Residents will be within a 15-minute train ride of Union Station. Nearby connections to the Gardiner Expressway and Highway 427 will provide access across the Greater Toronto Area (GTA).

Fengate Asset Management and Rinomato Group of Companies celebrated the groundbreaking on August 27. Mimico Commons is a LiUNA Pension Fund of Central and Eastern Canada project, developed in partnership with Fengate and Rinomato.

Mix of suites

The development will deliver a mix of studio, one-, two-, and three-bedroom rental suites, along with select ground-floor units. Fengate says the project is designed to accommodate families, students, downsizers, and young professionals.

Plans include a fitness centre, coworking space, party room, children’s playroom, rooftop gathering space, and an on-site dog run. The development will also provide close access to Coronation Park, the Mimico waterfront, and shops and restaurants along Royal York Road.

Mimico Commons is targeting LEED certification as part of its sustainability goals.
