Inside Waterfront Toronto’s new mass-timber office

Sustainability is central to Waterfront Toronto’s new office in Queens Quay East, which uses mass timber and maximizes natural light.

The office sits within T3 Bayside, a LEED Gold mass-timber building on Toronto’s eastern waterfront, and is designed by WZMH Architects. The design draws on the building’s inherent qualities—abundant natural light, exposed timber structure, and views of Lake Ontario—to create a calm environment.

Open work areas, private offices, meeting rooms, and phone booths support interdisciplinary project teams and varied workstyles. A retractable partition expands the main boardroom into the lounge and kitchen. This creates a larger space for presentations, town halls, and other events. The design prioritizes accessibility with barrier-free circulation, inclusive seating, and clear visual and acoustic conditions.

The workplace includes a dedicated Indigenous community meeting room inspired by the 13 moons lunar calendar. The room’s lighting installation minimizes hard corners and features a custom table designed by an Indigenous artist.

The use of mass timber contributes to reduced embodied carbon, and the building achieves LEED Gold and WiredScore Platinum certifications.

Waterfront Toronto is a publicly funded corporation that was created by the City of Toronto, Province of Ontario, and the Government of Canada to oversee the revitalization of Toronto’s waterfront.
