Will this B.C. city become the city of focus for buyers in 2026?

Surrey continues to record the fastest population growth rate in British Columbia and is projected to become the province’s largest city by the end of the decade. Municipal forecasts estimate the population could approach one million by 2046, positioning the city for significant development activity over the coming years.
Current planning initiatives include the creation of a new downtown core featuring an entertainment district, expanded retail and commercial space, and major institutional projects, including Simon Fraser University’s recently announced medical school. These investments are expected to support increased residential and commercial construction and contribute to the emergence of a higher-density urban centre.
Local developers are monitoring this growth closely. Surrey-based Apcon Group, known for mixed-use and walkable community projects such as Willoughby Town Centre in Langley, is among those active in the area. The company’s latest project, Interchange, is located in the City Crossing neighbourhood between Guildford and Surrey City Centre. The mid-rise development includes 133 residential units across two five-storey buildings.
