Exclusive: Could this B.C. city lead the 2026 housing market?

In this exclusive follow-up on Surrey’s rise as B.C.’s next major urban centre, Construction Canada spoke with Balraj Rai, marketing manager at Apcon Group, for more insights.
What factors make Surrey’s growth faster than other cities in B.C., and why is it emerging as a major urban centre?
Rapid transit, including RapidBus and SkyTrain lines, plays a major role in Surrey’s growth, ensuring it is easily accessible to all areas of Metro Vancouver.
Major educational institutions have set up shop in Surrey as well, bringing fresh knowledge and infrastructure and attracting a generation of students and staff. Surrey is home to Simon Fraser University (SFU) and its newest med school, Kwantlen Polytechnic University (KPU), and the future home of University of British Columbia (UBC).
Additionally, the city remains relatively affordable when compared to other areas West of the Fraser River. Those looking to leave more crowded areas in Burnaby, Coquitlam, and Vancouver often migrate to Surrey in search of similar urban amenities and more space.
How is the vision for Surrey’s new downtown core expected to impact the lifestyle and daily routines of residents?
Residents will enjoy a more walkable, commute-free lifestyle, with access to concerts, sporting events, and shopping, all without having to commute to Downtown Vancouver or Langley. The increased commercial space and growing education sector mean many people will be able to work, live, and play in Surrey without leaving the city limits.
What lessons from other Metro Vancouver developments are being applied to Surrey’s new projects?
One of the bigger lessons we have seen is to create homes people can actually live in while keeping affordability in mind. Our team is mindful to choose materials that are durable, livable, and practical. Every decision like this helps keep costs down for buyers as much as possible, without compromising on style and quality in the long term.
