A new 52-storey residential tower is taking a different approach to luxury high-rise living in Toronto.

North Drive has joined Westdale Properties, Cameron Stephens Equity Capital, and Originate Developments to bring 8 Rosehill to the Yonge and St. Clair/Summerhill neighbourhood. The project puts residential layout, privacy, and personalization at the centre of its design.

The building will contain a limited collection of large residences, ranging from 168 to 548 m2 (1,808 to 5,903 sf). Each floor will have only three residences. Buyers will also have the option to combine suites into half-floor or full-floor homes.

Each residence will have expansive corner exposure and panoramic city views. A dedicated primary-bedroom retreat will add another layer of separation within each home.

Private elevator vestibules on every floor will create a more controlled arrival experience. They will also reinforce the project’s focus on privacy and discretion.

Product-first approach

“The building’s scale hasn’t changed. What’s changed is the discipline to put only three homes on each floor instead of 10,” said Steve Cameron, CEO of Cameron Stephens.

That shift is central to the project’s product-first approach. Rather than maximizing the number of units within the tower, the design prioritizes larger floor plans and more generous layouts.

Project architect Richard Wengle is leading the architectural design. He said the goal is a residential landmark with lasting proportions, durable materials, and detailed craftsmanship.

“Architecture should enrich the city for generations, not simply respond to the moment,” Wengle said.

The interiors will be designed by Trevor Wallace of Reflect Architecture.

The project also reflects a change in strategy by its development partners. Westdale, Originate, and Cameron Stephens originally assembled the site and planned a larger condominium development.
