A new mixed-use development in Calgary, Alta., revolves around a public plaza that connects the surrounding streets via a network of pedestrian routes throughout the site. Broadway on 17^th is under construction at the eastern entrance to Calgary’s Mission district. The project will redevelop a long-vacant site along 17^th Avenue S.W. to include residential, retail, and public spaces.

The design extends access to the public plaza from 17^th Avenue into the site, creating space for daily use and community events.

A multi-level podium forms the base of the project. It will include retail space, a grocery store, a daycare, and shared residential amenities. Outdoor terraces and common areas will overlook the plaza.

The podium is designed to maintain activity throughout the day and support year-round pedestrian use. The development also includes three residential towers above the podium.

Along 17^th Avenue, the project maintains a continuous streetwall before stepping up to the taller towers. The podium features a brick exterior that reflects the character of existing buildings along the corridor. The towers create a new skyline feature at the eastern edge of the Beltline and Mission districts.

The project combines housing, commercial services, and public space on a single site. The design aims to strengthen pedestrian connections and improve access between downtown Calgary and surrounding inner-city neighbourhoods.

Designer Zeidler Architecture says the project reflects a broader trend toward mixed-use developments. These projects combine residential growth with street-level commercial activity and publicly accessible open space.
